Please find below the Standard Operating Procedure (SOP) and Plot Booking Terms & Conditions to ensure a transparent, legal, and smooth process of plot ownership. Sri Aghraharam – Client Confirmation SOP Plot Booking Terms & Conditions (To Be Signed Before Term Sheet)
Process Flow & Payment Milestones
Stage 1
- SOP Acknowledgment & Term Sheet Signing
- Client expresses intent and signs the Financial Term Sheet.
- Payment: 10% of the total plot value.
Stage 2
- Allotment Letter
- Official allotment of plot post initial payment.
- Payment: 30% upon issuance.
Stage 3
- Sale Agreement
- Executed on ₹100 stamp paper.
- Payment: 40% at signing.
Stage 4
- Registration Deed
- Plot registered in client’s name.
- Payment: Final 20% to be paid 15 days before registration.
Stage 5
- Patta Transfer
- Transfer of revenue records in client’s name.
Stage 6
- EC (Encumbrance Certificate) Issuance
- Confirms clear title for your plot.
Stage 7
- Final Legal Update
- Client’s name updated across all legal and township records.
Booking Checklist
- Submission of Client Fact Sheet
- Board Approvals (Post Backend Verification)
- Term Sheet Issuance – Finance Team
- Allotment Letter – Mr. Kumaravel (Legal)
- Sale Agreement – Mrs. Kalyani Sashidaran (Legal Counsel)
- Registration Date Finalization
- Sale Deed Execution
Additional Information
- All payments must be completed within 60 days from the date of Allotment Letter.
- GST, Stamp Duty, Registration, and Patta Charges are additional and payable as per actuals.
- Legal Fee: ₹7,500 (Non-refundable)
Cancellation & Refund Policy
- No refunds after issuance of the Allotment Letter.
- In exceptional cases, a Transferable Purchase Voucher (TPV) may be issued for use by the same client or their immediate family.
- TPVs are non-cashable and valid only for future purchases.
Payment Guidelines
- All payments to be made via Bank Transfer / UPI / Cheque / DD.
- No cash accepted under any circumstances.
Payable to:
- Sri Sri Aghraharam Global Township India OPC Pvt. Ltd.
- Receipts will be issued for each payment stage.
